Texas Dwelling

 Texas Dwelling Insurance Explained (DP-1, DP-2, DP-3)

If you own a rental property, vacant home, or investment property in Texas, you’ll likely need a Dwelling Policy instead of a standard homeowners policy.

These policies are regulated by the Texas Department of Insurance and come in three levels of protection:

DP-1 (Basic Coverage)

Best for: Vacant homes or lower-value investment properties

What it covers:

  • Fire

  • Lightning

  • Explosion

What to know:

  • Limited protection (only covers specific events listed in the policy)

  • Claims are usually paid at depreciated value (Actual Cash Value)

  • Does not typically include theft or water damage

👉 Simple explanation: This is basic, no-frills coverage designed to meet minimum needs—not full protection.

🔹 DP-2 (Broad Coverage)

Best for: Rental properties in good condition

What it covers:

  • Fire, lightning, explosion

  • Theft and vandalism

  • Wind and hail

  • Water damage from burst pipes

What to know:

  • More coverage than DP-1

  • Dwelling is usually covered at replacement cost

  • Personal property may still be depreciated

👉 Simple explanation: A solid middle option that balances cost and coverage.

🔹 DP-3 (Special Coverage)

Best for: Well-maintained or higher-value rental properties

What it covers:

  • Most types of damage unless specifically excluded

  • Includes things like accidental water damage and unexpected losses

What to know:

  • Highest level of protection available for rental properties

  • Covers the home at full replacement cost

  • Fewer coverage gaps compared to other options

👉 Simple explanation: This is the most comprehensive option—designed to protect your investment, not just meet minimum requirements.

💡 How to Choose the Right Policy

  • If your property is older or vacant → DP-1 may be your only option

  • If you want balance between cost and protection → DP-2 is a strong choice

  • If you want maximum protection → DP-3 is the best investment

🛡️ Our Recommendation

Most property owners underestimate their risk.

A lower premium today can mean thousands of dollars out of pocket later if something isn’t covered.

We help you choose the right level of protection based on:

  • Property condition

  • Investment value

  • Long-term goals
